Our Origin Story
SUBIC BAY DEVELOPMENT & INDUSTRIAL ESTATE CORPORATION (SUDECO) was established in 1992 by a group led by Mr. Carlos de Leon, a pioneering industrialist in the plastics and petrochemicals sector. Since its inception, the company has focused on land banking, acquisition, and development.
Today, SUDECO’s real estate initiatives are primarily centered in the provinces of Bataan and Batangas. The company’s landholdings include approximately 600 hectares in Bataan, located just a few kilometers from the entrance of Subic Bay Freeport Zone, and an additional 870 hectares in Balayan, Batangas.
2004
SUDECO entered into a joint venture with the country’s leading real estate developer, Ayala Land Inc., to develop the exclusive seaside residential community, Anvaya Cove. This development is celebrated for its Beach & Nature Club, Sports Club, and its award-winning golf course.
Anvaya Cove offers a wide range of products, including beach club shares, golf club shares, residential lots, and condominium units. The company also provides house-and-lot packages within Anvaya Cove and offers bespoke design-and-build services to homeowners.
2017
SUDECO launched the first-ever food park in Makati City, coined Buendia Food by the Court. Introducing a unique concept that combined a food park with a basketball court, the project quickly gained popularity. From its initial single court, the park has since expanded to include two basketball courts and has become a local favorite for casual gatherings and pick-up games.
Expanding its portfolio, SUDECO has also ventured into warehouse and dormitory construction, utilizing innovative technologies through a strategic partnership with a reputable overseas firm.
2024
In line with its vision of diversification, SUDECO entered the education sector with the establishment of SUDECO Polytechnic Integrated College Inc. in 2024.
The institution’s first campus, located along CM Recto Avenue in the heart of Manila’s University Belt, welcomed its inaugural batch of students in 2025. A second campus, situated along Zobel Roxas Avenue in Sta. Ana, Manila, is set to open for the 2026 academic year.
